Please Note: Private vacation rental guests can appreciate the heated outdoor bi-level pools and hot tub at Margate Tower. However, they do not have access to 78 Exercise, Embassy Suites Splash Park or pools located elsewhere around Kingston Resort.

We generally accept Saturday to Saturday, 7-nighttime reservations in-season (Memorial Day to Labor Day). Alternate check-in / check-out dates and/or shorter stays may be available upon request, with a 3-nighttime minimum Memorial Day to Labor Day.

HOA policy states that the guest making the reservation must be 25 years of age or older and must occupy the rental property the entire length of the stay. Additionally, smoking is NOT allowed inside the condo or out on the balcony. Family Animals are not allowed at any time.

Please Note: Resort management restricts golf cart units to the on-site Kingston golf cart rental office. Guests who wish to bring their personal golf carts may do so, only after completing a registration form with the resort office prior to arrival. This is the current resort policy which is subject to change. Motorcycle parking is allowed in the designated motorcycle parking area only; located just prior to the front gate and across from the exercise center. Trailer parking is NOT allowed at any time.

  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property manager or host whether your family qualifies for a discount.
  • Property managers often offer customers an option to add trip insurance protection. Trip insurance, which normally costs between 1% - 5% of the base reservation price, offers visitors reimbursement of costs for missed vacation time as a result of medical-related catastrophes or weather, as well as ensuing additional hurricane evacuation costs, such as an unexpected hotel overnight or extra gas expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask the property owner for specifics.

  • Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
  • After your trip, leave feedback! Property managers rely on good ratings to propel new bookings. They'll be much obliged for your review.
