The full-size kitchen has everything you need whether you're whipping up a fast breakfast before a pickleball match or preparing a leisurely dinner to savor with friends and family, this space is ideal for gathering and creating memories.
The living area is equally inviting, featuring plush seating that invites you to sink in and relax. The room's centerpiece is a comfortable sleeper couch, ideal for accommodating additional guests or simply calming after a day of exploring. Giant windows allow natural light, offering serene vistas of the surrounding greenery and golf course. From here, you can step right out onto the screened-in patio—your personal getaway. With vistas of the lush gardens, golf greens, and a calming stream, this is the ideal spot to enjoy your morning coffee, watch the golfers tee off, or relax with an evening drink as the sun sets.
The master bedroom is a peaceful getaway, complete with a brand-new king-sized bed. The second bedroom features two new twin beds, ideal for kids or additional guests, and is just as inviting. Both bedrooms are served by two full bathrooms, offering plenty of privacy and modern fixtures, ample lighting, and high cleanliness standards for our guests.
Located in the heart of the esteemed River Oaks Tennis and Golf Resort, our condo is ideal for those looking to experience world-class golf courses, tennis, and pickleball facilities just steps away. And while you’re close to all the action, you'll also enjoy a relaxing getaway away from the hustle and bustle at the indoor heated pool. Plus, with the beach just a short drive away, you can soak in that oceanside ambiance without dealing with busy tourist spots.

We highly recommend that guests obtain travel insurance to protect all travel plans, including your stay, in case unforeseen circumstances arise and disrupt your trip.
EXTRAS supplied for your reservation:
* Every reservation the home comes equipped with 6 Keurig coffee cups, single serving creamers, sugars and stevia, and a few snacks for your arrival. Please let us know if there are any special occasions.
* All bed linens are supplied for beds and sleeper couches.
* Bath towel set per person supplied: 1 bath towel, 1 washcloth and 2 hand towels in each bathroom. (We do not supply beach towels so we suggest bringing your own or they can be purchased locally as a souvenir.)
* We supply a starter of shampoo, conditioner and body wash.
* Basic amenities starter pack: 1 roll of kitchen paper towels, 2 rolls of toilet paper per bathroom, 2 kitchen garbage bags, dish soap, a sponge, hand soap, and some laundry detergent to get you started. If you need more for a longer stay, you will be able to find everything you need at the local grocery a few mins. from the condo.
* Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
* Camera is located in the ring doorbell, facing away from the inside of the apartment. It does not record 24/7. It is only motion activated and will record audio/visual once there is movement. It will stop recording when movement has stopped. Camera is not reviewed or monitored unless there is an emergency or damage to review. Our lives are very busy, therefore we have zero interest in watching you on camera.
* Our condo is located in a lively neighborhood with families close by and in other units of the building. You may occasionally hear noise including kids playing, throughout the day. Please consider this when booking if you prefer a quieter environment.
* Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be canceled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
THE RED TAPE:

* No family pets without prior written consent. Unauthorized animals caught on property will result in a $500 fine.
* We do not send maintenance to the property during your stay. Only after you depart unless is it a cause for concern.
* No late check-out or early check-in without 24 hours written consent notice. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property.
* No refunds for weather/natural disasters/power outages/acts of god/mother nature/bugs/neighbors and neighborhood activity or other things that are beyond our control.
* Absolutely no fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages.
* This is a non-smoking property. If you smoke inside the home you will be charged $1000. You will be charged an increase in cleaning fee, and you will be charged for any damages.
House Rules
1) Both smoking and drugs are stringently prohibited in and around the property. Parties and gatherings are stringently prohibited.
2) If we find any cigarette or marijuana evidence/ash found within the home, we will be collecting a minimum of $1000 fee.
3) Please do not rearrange our furnishings and keep it clean before you leave.
4) Please be respectful of our neighbors and keep noise to a minimum after 10:00 PM.
5) Report any issues or concerns within 24 hours or we understand that everything is satisfactory for your stay.
6) No unregistered guests or visitors allowed. The max. property capacity is 6 people.
7) Ensure all doors are locked and windows are closed when you leave the property and if using hard keys, keys are returned to lockbox.
8) Any lost keys, pool fobs, card keys, remotes, etc will result in a replacement fee of $200.
9) Parents must not leave kids unsupervised and are entirely responsible for their safety at all times.
10) Report any damages and/or breakages immediately.
Reporting Issues:
If a guest identifies any broken items, damages, cleanliness issues, or other repair needs, they must report these issues to us immediately.
Access for Repairs:
Guests must allow us access to the property to address and fix any reported problems. Our team or authorized professionals will make arrangements to enter the property at a mutually convenient time.
Refusal of Access:
If the guest refuses access for repairs or maintenance, it will be assumed that the guest is satisfied with the current condition of the property. In such cases, the guest will not be eligible for any refunds, reimbursements, or further claims related to the reported issues.
False Claims:
If an investigation determines that the claims made by the guest are false or unfounded, the guest will be responsible for any costs incurred for inspections, assessments, or any services included by inspectors, technicians, or specialists called in to address the reported issues.
11) No eating or drinking in the bedrooms.
12) Turn off any electronics/lights when you leave the home. Leave the AC temperature set at 75F degrees.
13) A late checkout fee of $50 will be applied to anyone that leaves the property at 10:15am or later on the day of checkout. Every subsequent hour will be an additional $100 per hour.
14) STORMS: If there is a storm or hurricane, no refunds will be given unless: i. The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or ii. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a visiting guest. iii. The day the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund: 1. Any unused portion of rent from a guest currently registered; 2. Any unused portion of rent from a guest that is scheduled during the "Hurricane Warning"; and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
15) USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with an outdoor security camera. This camera is used to protect the property from potential break-ins and theft. There are NO cameras inside the home.
16) All of the units located in this building are privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or facilities.
17) Do not set the thermostat below 70 degrees. Lowering the temperature too much can cause the unit to freeze and result in a loss of cooling capabilities.
18) A $50 non-returnable pet fee.
