Please Note: Private vacation rental guests can enjoy the heated outdoor bi-level pools and hot tub at Margate Tower. However, the Embassy Suites Complex Splash Park and other pools located throughout Kingston Plantation are not accessible.

We generally accept Saturday to Saturday, 7-nighttime reservations in-season (Memorial Day to Labor Day). Alternate check-in / check-out dates and/or shorter stays may be available upon request, with a 3-nighttime minimum Memorial Day to Labor Day.

HOA policy states that the guest making the reservation must be 25 years of age or older and must occupy the rental property the entire length of the stay. Additionally, smoking is NOT allowed inside the condo or out on the balcony. Animals are not allowed at any time.

Please Note: Resort management restricts golf cart units to the on-site Kingston golf cart rental office. Guests who wish to bring their personal golf carts may do so, only after completing a registration form with the resort office prior to arrival. This is the current resort policy which is subject to change. Motorcycle parking is allowed in the designated motorcycle parking area only; located just prior to the front gate and across from the exercise center. Trailer parking is NOT allowed at any time.

May, September, and even October offer excellent weather, , and reduced traffic.   • Reserve your vacation home as soon as possible. Rental schedules generally open twelve months in advance (or in September just after Summer ends). Many groups reserve their Summer rentals during holiday gatherings. Book before these holidays for best selection.
  • Active Duty and veterans of the US Armed forces may qualify for special discounts. Be sure to ask your prospective host whether your group qualifies for a price reduction or discount.
  • Property managers frequently offer their guests an option to purchase trip insurance. Trip insurance, which normally will cost you anywhere between 1% - 5% of the reservation price, offers visitors reimbursement of costs for any missed time as a result of medical-related issues or weather disasters, as well as hurricane evacuation costs, such as an unanticipated hotel or additional gasoline expenses. Trip insurance can be a a bank account-saver if the unforeseen happens. Ask your host for more information.

  • Speaking of neighbors... Ask a local resident! Locals can typically help you find exactly what you're looking for. Who better to ask where to find the fresh catch of the day, have a great night out, or the best spots for fine dining?
  • Protect the property owner (and your things!) by keeping the rental locked up when you are away, just like you would back home.
  • Don't leave anything behind! Before you drive away, walk through the property to reconfirm you've collected all personal belongings. Remember to check bathrooms, garages, and back yards for hidden treasure. Clean the refrigerator and take any leftovers home.
  • Walk through the property a final time and keep an eye out for any damage. We advise inspecting the property with the host whenever you can (often this isn't possible). If the property manager is not available, take video of the rental to record its condition at check-out.
