Please Note: Private vacation rental guests do not have access to the exercise center, resort shuttle transportation, Embassy Suites pools and splash park, or pools located elsewhere around Kingston Resort. However, “Seaclusion” at Melrose Place guests are welcome to use the Laurel Court pool and the oceanfront pool, located between the North and South Hampton Towers.
We generally accept 7 nighttime reservations (Saturday to Saturday) in-season (Memorial Day to Labor Day). Contact us about alternate dates, shorter stays or longer "snowbird" units. HOA policy states that the guest making the reservation must be 25 years of age or older and must occupy the rental property the entire length of the stay. Additionally, smoking is NOT allowed inside the villa or on the screened in porch. Animals are not allowed at any time.
Per Kingston Resort HOA Policy:
Resort management restricts golf cart units to the on-site Kingston golf cart rental office. Guests who wish to bring their personal golf carts may do so, only after completing a registration form with the resort office prior to arrival. This is the current resort policy which is subject to change. Motorcycle parking is allowed in the designated motorcycle parking area only, located just prior to the front gate and across from the exercise center. Trailer parking is NOT allowed at any time.

- Inspect the rental one final time and scan for damages to contents or the property itself. We suggest inspecting the property with the host whenever possible. If the manager is not available, take photos and video of the rental to record its condition.
- Did you have a fantastic time? Most rental management companies make it easy for customers to provide comments. If your rental property and/or host was wonderful, they would love to hear about it. If anything was out of order and they failed to address it in a reasonable manner, or if the vacation rental wasn't described correctly, you'll want to make a note as part of your review.
