Welcome to our new seventh floor ocean view condo located in the highly sought after Sand Dunes Resort in Myrtle Beach. The resort offers an outdoor pool with lazy river, picnic area, bar, restaurant, arcade, indoor pool and ocean front private beach access. FULLY remodeled March 2021. Every piece of furnishings brand new (except couch) Marble counter Tops, completely supplied kitchen, dishwasher , washer and dryer. Every bedroom has a wall mounted 50" TV as does the living room.

Very roomy 3 Bedroom. Kitchen has all full size appliances including a dishwasher. Unit has a washing machine and dryer. The resort offers an open WiFi, cable TV and many amenities.

The condo has a keyless entry door lock which means you don’t have to stand in line at the front desk to check in. Parking passes will be in the unit waiting for you.

I live 3 hours away in Raleigh, NC, so you probably won’t see me. I’m fast to reply by Airbnb message or text. I work full time and have 2 young kids, so phone calls sometimes can’t be answered, but always available to text or message.

Sand Dunes Resort

The guests have access to the pool, outdoor lazy river, splash pad, hot tub, indoor pool, gym, laundromat and arcade & stores in the lobby. Since we are not on the property's rental program, you will not have access to the street side waterpark or the fun zone. You will have access to all the water features you see pictured in the listing.

I personally go down to Myrtle Beach every January & February to complete all updating, painting and minor repairs. I do not charge guests for any normal wear and tear damage that occurs during your stay. There's no need to send me photos of any scuff marks or minor issues, but please let me know if you have any issues that you'd like repaired during your stay.





Disclaimer that I put on all listings regarding construction work, intelligent TVs and contact time:
- Renovation season is usually 9/1-3/1 and every condo is personally owned, so a neighboring condo may do renovations throughout the day (less during the weekend). Myrtle Beach does have a noise ordinance from 11pm-7am, feel complimentary to report this to the police if you have a noise complaint during those times. If there's construction noise during 7am-11pm during off season, there's not much that I can do except ask the owners to be a little quieter.
- I prefer non-intelligent TVs in my units since their are easier to control, but as TVs fail, the only option is to replace them with intelligent TVs. I own multiple condos and have TVs in every bedroom and living room, there are so many makes and models, it's hard for me to provide intelligent TV support for each one remotely. I recommend using the TVs for cable options and cannot support intelligent TV functions. The cleaning company tests the power, volume and cable channels between every check in, but if you are having issues with the cable not working, please let me know.
- Even though you can check in at anytime after 4pm since the condo is code access, I usually sleep 12am-7am, so I recommend checking in before 12am in case you have any questions. If you have any questions, please re-read the check in instructions. All of my units have high traffic and these instructions have worked for many others, so everything you should need to know is in there. If you have any questions that are non-urgent, please send them through Airbnb. If you have an emergency 12am-7am, feel complimentary to call me, my phone is usually on, but in focus mode. To bypass focus mode, call me 2x within 2 mins. or select bypass focus mode in a text. If the emergency is a noise complaint from 11pm-7am, feel complimentary to report it to the police.
- I do have a strict cancellation policy, so I highly recommend travel insurance in case of emergency.

Welcome to our appealing South Carolina getaway! As is common in this warm and humid climate, you may encounter some insects and reptiles. Rest assured, we have a dedicated exterminator who maintains the property regularly. During the fall and winter months, these critters may seek shelter from the cold indoors. Should you happen upon any inside the condo, kindly inform us promptly, and we'll arrange for immediate attention from our extermination team. We're committed to a proactive approach and swift response to ensure your comfort. Please note, however, that no refunds will be supplied in the event of an insect or reptile sighting. Your understanding is greatly appreciated!

Myrtle Beach is home to this condo. Broadway at the Beach and Barefoot Landing are worth checking out if shopping is on the agenda, while those wishing to experience the area's popular attractions can visit Ripley's Aquarium and SkyWheel Myrtle Beach. Family Kingdom Amusement Park and The Children's Museum of South Carolina are also worth visiting.

When to go & When to book:

  • Reserve your vacation home as early as possible. Rental schedules generally become available 12 months in advance (or in September just after Summer ends). Many groups reserve their Summer rentals during holiday get-togethers. Reserve before these holidays for best selection.
  • Summer is the most expensive season in the Myrtle Beach area. Reserve your Myrtle Beach rental home in the Spring or Fall to enjoy gorgeous weather while saving money and avoiding crowded roads, restaurants, and activities. Speaking of the off-season, don't overlook the holidays for a Myrtle Beach vacation! Who wouldn't love a holiday vacation on the coast? Thanksgiving, Christmas, and New Years are great times to gather with friends and family at the beach.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property owner or host if your family qualifies for a price reduction.
  • Property managers often offer their guests an option to buy trip insurance. Trip insurance, which will generally cost 1% - 5% of the reservation price, offers visitors reimbursement of their vacation costs for missed vacation time as a result of personal medical-related issues or weather, as well as hurricane evacuation costs or charges, such as an unanticipated hotel stay or additional fuel expenses. Trip insurance might be a a bank account-saver if the unforeseen occurs. Ask your property manager for more information.
  • Find a copy of your local Myrtle Beach area magazine when you arrive at the rental property. If your rental property doesn't have one, you can find them at local grocery stores and visitor centers. In addition to great articles, visitor guide magazines contain money saving offers on nearby accommodations, restaurants and tours.

  • Note any issues with the property upon arrival, and immediately send them to the owner. We specifically recommend texts and e-mails, as they usually contain built-in time stamps that are beneficial if there is a dispute.
  • Be a good neighbor! You wouldn't like disagreeable visitors disrupting your peaceful home life. Apply the golden rule for best judgement. Happy residents may even recommend great local food and places you would have never otherwise known!
  • Speaking of neighbors... Ask a local resident! Neighbors can typically help. Who better to ask where to enjoy a steak with a view, have a great night on the town, or the best spots for fishing?
  • Double-check every room of the vacation property to make sure that you've packed all of your belongings on check-out day. Make sure to check dressers, closets, and bathrooms for hidden belongings. Clean out the refrigerator and take any leftovers home.
  • Inspect the rental a final time and scan for damages to contents or the property itself. We advise walking through with the property manager whenever you can (often this isn't possible). If the host isn't available, ensure that you take pictures of the rental to record its condition.
  • Did you have a excellent vacation? Many rental home management companies make it easy for clients to provide reviews. If your rental property and/or host was terrific, they always love to hear your praise. If anything was out of order and they failed to address it reasonably, or if the vacation rental wasn't described correctly, you'll want to make it a point as part of your comments.
